1. How will I save money by having All Vegas Property Group professionally manage my property?

Our fees are the most reasonable you will find in our industry. Realizing up to a 30% savings compared to others. Our approved vendors list contains qualified repair people who offer us the best pricing available due to the large volume of business we can offer them. We pride ourselves in offering professional services at affordable prices allowing you to realize more return on your investment.

2. Are your management fees competitive?

Our Management fee for residential properties is 8% of the gross collected rent each month. All repair and advertising costs are passed on to the owners. We feel we offer a very comprehensive service package and our rates are among the lowest in the industry.

3. What type of property do you manage?

We specialize in the management of residential and commercial properties consisting of single family homes, condominiums, town homes, multi-family, Office/Retail and industrial properties.

4. Do you charge the tenant a security deposit? What about a pet deposit?

Yes. Our policy is that the security deposit is approximately equal to one month's rent. Pets are not allowed without your permission. When pets are allowed an additional pet deposit of $300 will be charged per pet.

5. What happens to the tenant's security deposit? Will that be sent to me?

No. In compliance with Nevada State Law, the tenant's security deposit is kept in an trust account specifically for all tenants deposits. The move-in property inspection form acknowledged by the tenant, documents the condition of your property. Any expenses beyond normal wear and tear are deducted from the security deposit along with any other money owed by the tenant. The balance is returned to the tenant within 30 days of move out.

6. How do you keep up with all the changing landlord/tenant laws?

We are proud members of the National Association of Residential Property Managers (NARPM), the National Association of Realtors, and the Greater Las Vegas Association of Realtors. These organizations are constantly monitoring industry changes and legislation.

7. Do you require insurance on my property when you manage it?

No. We do not require you to have insurance, however we highly recommend it. We can gladly recommend insurance companies interested in writing insurance on your property.

8. How will I be informed about the status of my property?

Communication is just as important to us as it is to you. Whether by phone or via email, we will contact you to discuss any repairs and notify you of any tenant requests. We keep you aware of any issues that may arise.

9. Will you help me find a qualified tenant without having me sign a management agreement?

Yes. We offer Leasing services. Many Owners have the time and ability to manage the day-to-day operation of their rental property but lack the resources to attract and screen qualified tenants. We will assess and market the property, screen the tenant, sign the lease, document the move in, collect security deposits and the first month's rent, and then return the property to you for daily management. Our fee for this is 70% of one month's rent.

10. How do you qualify the applicants that want to rent my property?

Our goal is to obtain the highest qualified tenants for your property. Our preferred tenant profile is based upon good rental history, have approximately three (3) times the monthly rent amount in verifiable household income, and possess an acceptable credit history. A conscientious review of all these items helps assure timely rental payments. All Vegas Property Group does not discriminate against any applicant or tenant based on race, creed, color, religion, national origin, handicap, or family status.

11. How do you advertise vacancies?

Marketing your property is a paramount procedure necessary for your vacant property. We place your property into all potential tenant marketplaces available. We start with a sign at the property, your property is entered into the Multiple Listing Service exposing your property to over 12,000 agents. We enter your property into Our website and dozens of other online rental sites. We offer select paid advertising options which includes newspaper and internet coverage which averages approximately $40.00 per week.

12. Do you pay my properties expenses on my behalf?

Yes. It is part of our service to pay your properties expenses and repairs. We do require a reserve fund for this purpose, and of course, there must also be sufficient cash flow from the property to cover such expenses.

13. Does your management agreement give you exclusive right to sell my property?

No. We are a full service real estate brokerage and can sell your property for you if you wish, but it is not an obligation for our management agreement.

14. Are you licensed?

Yes. We are licensed real estate brokerage and regulated by the Nevada Real Estate Commission.
